LANDLORDS

If your Tenant cannot pay their rent.


If we manage your property contact our experienced Lettings team on 07794 865571 or email chantelle@tpayneandco.co.uk, or georgia@tpayneandco.co.uk and they will be able to advise you of the best course of action, Each Tenants’ situation varies so we can advise you with the information we have to enable you to make a plan on the way forward during this crisis. 

 If we supply a Tenant Find Only service, the Government has published guidelines on the options available to you. If you have a  buy to let mortgage, you can ask the Lender for a 3 month payment holiday. Look at any relevant insurances you may have in place and seek advice. We may be able to advise on current options as per recent guidelines, so contact us at T Payne & Co. we are here to assist. What will be really important firstly, is to contact your Tenant to discuss the options available to you both in these unprecedented times.

 

My property is being marketed by T Payne & Co, what we are doing to try and find you a Tenant

We are business as usual except that we are unable to conduct viewings at this time on your property. 

Your property is continuing to be fully marketed on Rightmove, our Website and of course Facebook, so we can take the contact details of anyone looking to view the property once the lockdown has been lifted.

If you are looking at amending your asking price or adjusting your details, we are able to do so remotely, so don’t worry, we can still offer the same great service. Please let us know and we can take your instructions.

These times are extremely challenging for all, and we will endeavor to give you updates as and when we can.

 

Maintenance issues

We are in communication with Tenants and we will be informing them how we can support them during these difficult times and log any repairs or issues. For any urgent/essential/emergency maintenance, we will follow Government Guidelines with regards to safeguarding Tenants and Tradespeople. If a Tenant refuses this work due to self-isolating, we will follow advice and not enter until it is safe to do so and log any problems.

Inspections

We are not carrying out property inspections at this time, however we can ask the Tenant to facetime/whatsapp if required to do so. (Chantelle what is our policy on this). We will rearrange any inspections when safe to do so and will be led by Government Guidelines at that time.

Carrying out Rental Valuations

We can carry out a remote Rental Valuation if required, as we are unable to visit the property whilst current restrictions are in place. Contact us and we can arrange this for you.

Evictions and recent changes

There is new legislation in place through the Coronavirus Act 2020 as an emergency measure to suspend new evictions and delay commencing legal proceedings from 2/3 months. All Housing Possession in Courts have been suspended for 90 days due to Covid-19 from 27th March 2020.

Viewings

We are working closely with Government Guidelines at this time, so we are unable to conduct viewings on your home due to the lockdown as we are not classed as an essential service and as such, being told to stay home.

 

If your Tenant is leaving the Property

Please refer to up to date Government guidelines about Covid-19, but the Government advice is Stay at Home, so essential moves should not be taking place at this time. New research has suggested that Covid-19 can live on hard surfaces for up to 72 hours, so any check out on a vacant property should be carried out after that.


Landlord Insurance covering loss of rent

We would suggest that you contact your Insurance Provider as these are unprecedented times. Any enquiries, contact the office via phone or email us, we are working remotely.

 

TENANTS

 

Viewings

We are working closely with Government Guidelines at this time, so we are unable to conduct viewings due to the lockdown as we are not classed as an essential service and as such, being told to stay home.



Moving into a Property

We are working closely with Government Guidelines with regards to conducting a move into a property and have to take safeguarding very seriously. Contact the office for further information about your possible move in and we can discuss this with you, but Government Guidelines are to Stay at Home.


Maintenance issues

For any urgent/essential/emergency maintenance, we will follow Government Guidelines with regards to safeguarding Tenants and Tradespeople. If a Tenant is self-isolating, we will follow advice and not enter until it is safe to do so and log any problems. Your safety and others safety is our priority and we must adhere to guidelines set out by social distancing.

 

Problems paying the Rent

Contact the office as soon as possible to discuss this as each situation varies, we can then contact the Landlord and discuss the options with you both.
